The project acquisition consisted of 4 separate lot assemblages during the districtwide zoning code change known as the Warner Center 2035 Specific Plan. The plan was passed by the Planning Commission and designed to reinvent the western Valley’s downtown as a more urban live-work community. The project sits within a half mile of Westfield’s Topanga Mall and The Village. The Village is Westfield’s most recent retail development which consisted of $350M in construction and opened in August 2017.

The property is located within the Warner Center’s River District. Given the Warner Center’s recent transformation providing an influx of employment opportunities and economic growth, 21121 Vanowen will be contributing housing and neighborhood retail in one of Los Angeles County’s fastest growing markets.
