Vista is the premier student-focused apartment complex serving The University of Denver. The property was originally constructed in 2008 and consists of 9 stories, 84 units, 284 bedrooms, two levels of above-grade parking, and numerous amenity offerings to its residents that differentiate itself from its competition. Vista is located just steps from the University of Denver in the highly desirable Observatory Park and Cherry Creek submarkets of Downtown Denver.


Amplify acquired Vista in November of 2022, just over a month after completing its renovation and value-add program at University Lofts just 500 yards down the street. The Business Plan for Vista involves a comprehensive renovation of each of the property’s 85 units which includes upgrading the 12+-year-old appliances, countertop, millwork, light fixtures, and furniture in each of the units. Amplify also plans to implement numerous renovations and upgrades to the property’s common area amenity space and will be bringing on Denver-based Capstone Management Partners to manage the property. Amplify seeks to establish Vista as the premier apartment community serving University of Denver students as well as young professionals living in the Cherry Creek/Observatory Park areas.

Vista is one of three apartment communities primarily focused on serving students attending the University of Denver. The property is located along University Blvd, the major N-S thoroughfare that runs along the eastern boundary of the University of Denver’s campus. The property is located in the highly affluent and desirable Cherry Creek and Observatory Park submarkets of Denver. In addition to DU, this region has become the home to numerous young professionals and families working in Downtown Denver and the Denver Tech Center. Vista is within walking distance from the heart of DU’s campus and has boasted 95%-100% occupancy over the past eight years, despite the fact that the property has not experienced any significant updates over that same time period.


In addition to its best-in-market location, Vista boasts an unrivaled package of amenity offerings to its residents, most notably a large outdoor amenity deck on the second floor of the property that features breathtaking views of the DU campus, a community fireplace, outdoor tv lounge, games and activities for residents, ample seating and gathering spaces, and an indoor TV and event lounge. Amplify plans to implement an aggressive renovation of the property over the next 3-6 months ahead of the Fall 2023/Spring 2024 school year. The renovation plans include significant upgrades to all 85 units and 287 bedrooms/bathrooms in the property, which have not been updated in over ten years. Additionally, Amplify plans to make additional renovations and additions to the common area space and amenity offerings available to residents. The property will be locally managed by Capstone Management Partners, one of the nation's premier student housing management companies. Capstone is based just five miles from Vista.


Amplify intends to leverage its existing relationship with the University of Denver to focus on establishing Vista as a community-focused destination for students and local residents alike. Amplify will be partnering with a number of community and charitable organizations and plans to be a long-term member of DU and Denver communities.
